Location: This property is located along AR State Hwy. 35 approximately 3 miles from the intersection of AR State Highway 35 and 133 in Rison, AR with additional access to the property off AR State Hwy. 35 on Old Mt. Elba Road, to the south, and Toledo Cut-Off, to the north. The property is described as parts of the SE of the SW of the SW , parts of the E of the SW , and parts of the SW of the SW in the town of Toledo, AR in Section 17; the NE of Section 19; and the W of the NW and part of the E of the NW of Section 20, all in Township 9 South, Range 10 West containing a total of 341.25 acres, more or less, located in Cleveland County, Arkansas.

Property Descriptions: The Toledo Tract has excellent external and internal access via a state highway, county roads, and natural surface woods roads. Timber consists of +/- 137 acres of 1981 pine plantation that was 1st thinned in 2012, +/- 178 acres of 2013 pine plantation, +/- 7 acres of pre-merchantable natural pine, +/- 11 acres of natural hardwood pulpwood, and 3 ponds that are +/- 2 acres total in size. The topography is gently rolling to rolling. According to the NRCS Web Soil Survey the native pine site index is 77 feet (base age 50) on well drained to moderately well drained gravely fine sandy loam and very fine sandy loam soils. Utilities are available on the property. The property offers the potential for near and long term timber revenue and forest recreation. Kingwood Forestry Services, Inc. conducted a timber cruise in April 2016. One hundred twenty-nine 10 BAF prism plots were taken on cruise lines running north and south. All timber was tallied in 1 diameter class by species and product.
