Tract 1
126 acres of which 94 acres are tillable and 9.8 acres are in CP 33 according to the FSA office. This tract lays good and currently is planted in corn, the balance of the acreage is consumed by a wooded fence row along the north side, some woods and wooded draws along the west end and southern corner and a wooded draw and some light timber along the south side.

From Wellsville, MO turn on Highway ZZ and go southwest 2.5 miles to Highway RA, turn right and go west 2 miles to the end of the pavement, Tract 1 lies on the left side of the road (directly across from the entrance to MDC's Marshall Diggs Wildlife Area).
Tract 2
72 acres joins Tract 1 along the north end with frontage on the south side along Audrain County Road 756. This tract is completely covered with mature timber and under growth.

From Wellsville turn on Highway ZZ and go southwest 2.5 miles to Highway RA, turn right and go west 1 3/4 miles to Audrain County Road 756, turn left in the curve and then go just a short distance to Tract 2 on the right.
Note on Tracts 1 & 2
These 2 tracts have a great location in the very corner of Audrain, Montgomery and Callaway Counties, just minutes from Highway 19 in Wellsville on or close to blacktop highway access and less than an hour's drive from the Greater Metropolitan St. Louis area.

Directions
From Martinsburg, MO take Highway U west 3 miles to Audrain County Road 725, turn left and go south 2 miles to Audrain County Road 744. Tract 3 lies to the left along the south side of Audrain County Road 744. Tract 4 lies to the right along the south side of Audrain County Road 744.
Tract 3 & 4 consists of 162 +/- acres, 108.5 acres of which are tillable and 11.4 acres are in CP 21 & CP 33 according to the FSA office.
Tract 3
80 total acres. This tract is open through the middle and along the southwest and southeast corners with terraces. It is currently in crop with the mature timber along the front and the balance is in wooded draws and fence rows.
Tract 4
82 total acres. This tract has a large bottom field on it with some additional open crop area along the south side and in the southeast corner. The balance of the tract is made up of wooded creek banks, draws and patches of mature timber.
