TRACT 1: This tract lies south of Highway 22 in the southwest corner of ACR 989 and ACR 910. The Audrain County plat book calls it 154 acres and Audrain County FSA Office calls for 158.74 tillable acre.
Audrain County Road 989 runs down the full length of the west side and County Road 910 runs the full length of the north side.
This tract is all tillable except for a waterway and very small piece of woods on the very east end. In addition, Tract 1 will be sold with Reinke 1/4-mile center pivot, diesel motor and irrigation well. The pivot makes a half-turn and basically covers the west 80 acres.
TRACT 2: Consists of 222 +/- acres according to the Audrain County Plat Book, with the Audrain County FSA Office calling for 175.83 tillable acres. Tract 2 has frontage all along the south side on ACR 910, it is all open and currently in row crop except for some waterways, a wooded fence row along the west side, and 26 +/- acres according to Surety Mapping that is the irrigation lake and the bin site.
The lake is a very well-established structure that can be used for a water source for the 1/4 -mile center pivot irrigation system that goes with the property. The system makes a full circle covering approximately 160 +/- acres of crop land.
Tract 2 has tiled terraces and waterways. There is a bin and building site near the County Road that consists of 3 functioning grain bins with drying and auger systems and a Quonset style building that is being used for machinery storage.
