This ranch is located 5 miles southeast of Cotulla on the south side of FM 3408. The ranch has approximately 0.5 miles of highway frontage.

The ranch has rolling red rock hills and red sand in the creek bottoms. There is a creek bottom that runs the entire western part of the property and drains into a big lake. Almost the entire ranch is covered in native brush with big mesquite trees in the bottoms.

The improvements include a 3-bedroom house with a carport and adjacent office, two other outbuildings, and a water well. The houses are in poor condition, but they could be repaired.
