COVENANTS AND RESTRICTIONS
1. No dwelling house shall be constructed on said property except for single family houses having not less than 1,300 square feet of interior...

No dwelling house shall be constructed on said property except for single family houses having not less than 1,300 square feet of interior floor area exclusive of all porches, garages, carports and overhangs. There shall not be more than one such dwelling house for each contiguous one acre of land owned by the same owner. Any dwelling house shall be of conventional construction and meet all Coweta County codes. No factory built homes permitted.
2. The property shall be used for no commercial use whatsoever. There shall not at any time be kept on the property more than one horse or one cow for each acre of property owned by a single owner. There shall not at any time be kept on the property poultry, hogs, goats or any other animal which may be construed to be offensive in a residential neighborhood.
3. The property shall not be used for any use that shall or may create any harmful or obnoxious odors nor shall any owner thereof produce or permit the production thereon of any unusually loud or offensive noise.
4. No building shall be erected or placed on any lot until the construction plans and specifications and a plan showing location of the structure have been submitted to and approved by the Owner, which approval shall not be unreasonably withheld. The Owner's approval or disapproval shall be in writing. Should the Owner fail to approve or disapprove plans and specifications within 30 days after submission, approval will not be required and the related covenants shall be deemed to have been fully complied with.
5. There will be no cutting of timber for commercial use. Any plan for general cutting of timber must be approved by the Owner.
6. No house shall be located nearer than 15 feet from any boundary of any lot, or nearer than 100 feet from any paved street. Any other structures to be erected, i.e., tool sheds, etc., shall also conform with the above boundaries. These restrictions with reference to construction of structures, which pertain to certain minimum distances from certain boundaries may be altered or amended by the written approval of the Owner.
7. No stream, creek or other area of natural drainage shall be used as a repository for or to remove from the property any untreated sewage or other unpleasant or harmful pollutant.
