All in all it is a beautiful piece of land in a private setting. To find it take Cole Creek Road just north of Joliet six miles west to where it comes to a T. You are looking straight ahead at the property. To find the 40 acres, follow the county road to the left, there will be a stake on your right side, which would be the SE corner of the 40 acres (or the SW corner of the 160 acres). Keep going for a quarter mile and there is the stake of the SW corner of the 40 acres and the neighbor's fence. The first NW corner of the parcel is a 1/4 mile due north from there in a coulee along the fence, the NE corner is out in the field. It is a perfect square.

Joliet is an up and coming community strategically located between the resort and tourist area of Red Lodge and the thriving and largest city of Montana: Billings. It will take you only 30 minutes to either. So if you are looking for a job or love to ski and hunt, this is a great place. Wells in the area are 200 to 400 feet deep and pump between 3 and 10 gallons per minute. Electricity is about half a mile from the property, but it would lend itself to solar or wind power. With those hills on the property, you could build an energy efficient earth bermed home with a walk out basement. The annual rainfall in this area is about 16" per year. The elevation is 3,900ft. The school in Joliet is outstanding; there are many people who make a special effort to live in this particular school district.
