The climate is mostly arid year-round. Warm in the summer and snowy and cold in the winter. The flora in the area is mostly short scrub brush and slightly sparse clump grasses.

The property is approximately 20 miles (about an hour drive) to Rawlins, Wyoming, which has shopping, fuel, hotels, and restaurants for the area. Rawlins also has a Walmart Super Center and multiple mechanic shops. This tract also lies approximately 37 miles to Wamsutter, Wyoming, which also has some shopping, eating and gas stations. The tract includes a section of a seasonal lake, Mud Springs Lake, which provides a private opportunity for some water sports and gives the owner a lakeside lodge experience.

Several points of interest lie in and around Rawlins. The Wyoming Frontier Prison Museum, opened in 1901, was the Wyoming State Prison and later became the Wyoming Frontier Prison. The Carson County Museum, which opened in 1940, includes a variety of exhibits that reflect the history, people, and events of our region. And Cherokee Peak is a popular hiking and climbing area near Rawlins. At an elevation of 7,713 feet above sea level, it is an impressive mountain in the area.

Directions to the Property (from Rawlins, Wyoming):

Starting in Rawlins, get onto Interstate Highway 80 West and travel approximately 17 miles to Exit 196.

Take Exit 196 and at the intersection, turn right, then right again onto BLM Road 3203.

Follow the BLM Road up into the property.

At approximately 3.8 miles on BLM 3203, stay to the right at the Y.

At approximately 9 miles on BLM 3203, stay to the right at the Y.

At approximately 9.6 miles on BLM 3203, stay to the left at the Y.

At approximately 12 miles, take a right onto an unnamed road.

At approximately 14.7 miles, take a right into the property.
