The ranch has about 1/2 mile frontage on SH 97, and about 1.3 miles frontage on County Road 305, an all weather gravel road, allowing for superb future exit strategy of future subdivision if so desired. Electric, phone and rural water service are available to the ranch along both thoroughfares, and the ranch presents itself nicely from the road frontages for multiple homesites.
WATER: An undeniable big-time attribute of this ranch is its underground water reserves, including the vast Carrizo and Queen City aquifers. A Queen City irrigation well of approx. 500 depth produces 500 gpm and can drive one of three existing pivot systems covering about half of the ranch.
The Carrizo aquifer is about 1,000 in this area, and a nearby well delivers 1,500 gpm at the flip of a switch. A stock pond of about 1.5 acres can be supplemented by the existing water well, and SS Water Supply has lines along both road frontages. There are excellent sites for two additional large stock tanks as well, which could be augmented by the existing water system. For further information on area groundwater, contact the Evergreen Underground Water Conservation District at 830.569.4186.
LAND: The site gently rolls down from SW to NE, from a high of 540 to a low of 490 in the N corner, with several elevated homesites commanding vast area views. There are a few scattered oaks, and several patches of brush, but for the most part, this is a gorgeous, clean grass factory blessed with the perfect soil for forage production sandy loam/loamy sand and the thick cover of Jiggs Bermuda speaks for itself.
This ranch can support a large number of hoofed animals, up to 1AU per 2 acres, in best conditions with fertilizer & herbicide programs. It is also splendid horse country, clean of rocks, with the great cushion that loamy soils provide. We are told by reliable sources that many doves fly in this area due to nearby farming activities, and that dove hunting can occasionally be pretty special! There are no signs of hogs on this ranch. . . too clean and open.
IMPROVEMENTS: The aforementioned Queen City water well tops the list, along with the underground water system of 10 lines to three Reinke pivot systems of 845, 915 and 1,530, all of which are powered by underground electric. There is a livestock watering system as well, consisting of 2 line running to several concrete troughs.
The ranch is fenced, with some cross fencing, all of the highest quality mesh/barbed wire and posts. There is also a fenced hay yard.
FINANCIAL/TITLE: $3,950/acre, cash to Sellers, who will provide current survey and basic title insurance. Mineral conveyance is negotiable. The property is crossed by a gas pipeline, and there are visible electric lines along SH 97. The ranch is located in the Floresville Independent School District, and current ag-exempt taxes are approximately $2,000/year. An adjoining 3BR cabin on 5 acres can be an optional purchase for $150,000.
SUMMARY: Grasswater Ranch is as productive of a grass place as can be found anywhere, blessed with vast reserves of underground water, coupled with premier location and almost 2 miles of road frontage.
