Menard County, Texas approximately 10 miles east of Menard.

Extremely fertile land with low rolling terrain and more than 1.5 miles of beautiful river bottom bordering the San Saba River. The bottom land is gorgeous and productive, with around 75 acres of big, mature shady pecan trees.

Water:40 acre-feet of irrigation water rights from the San Saba River, plus eight wells. One well is a depth of 2,400 feet to the Hickory Sand Aquifer and will pump at least 500 gpm. Two other wells produce 140 to 180 gpm.One well has a windmill, and two are unequipped.

Improvements:A 42 x 36 one-bedroom, one-bath rock cabin completed in 2010. It is steel-framed, has central heat and air, a gun safe, and two garage bays for equipment. There is also a rock pump house. Fences and cross fences are generally good, and the North fence is new. It also has a set of steel pens.
