OK...how about the downsides? Because the home is older, it won't qualify for traditional lender financing. There is one portfolio lender in Fresno that will make a 70% loan for a buyer with good credit at a fairly attractive rate. The seller may be able to carry paper with a large down. Other than that, this will require a cash buyer. The property has plenty of usable ground but there are also areas where the terrain is steeper and somewhat brushy...really a mixture of good and bad, but overall with some great character.
