The owner raises registered black angus cows, whereby the calf crop is marketed through the well-known Stevenson family at semi-annual auctions in a strategic alliance (Basin Angus Ranch and Diamond Dot Ranch). Much of the pasture has been leased out to these same Stevenson ranch operations as well as other neighbors. The Stevenson's have also purchased the alfalfa and hay crop on the stump the last few years.
Improvements:
The ranch has a very functional set of improvements on the property. There is a home, sets of outbuildings, and various other improvements. The home is in good condition and there is a good calving facility. Much of the land is perimeter fenced, and most of the grassland is fenced to facilitate grazing for the summer, grazing on crop aftermath in the fall, and for winter pasture.
Comments:
This property is located in a good rainfall and high crop production area. It is not contiguous, but it is within a very short distance to travel to all of the property, and moving is no problem on county roads. This ranch would lend itself to several different types of operation: either more diversification in livestock or more intensified farming by converting some hay land to grain production. This is an opportunity to start a large agricultural operation in a reputation area in a beautiful location. There is more land available if a buyer is interested in a larger operation. Specifically, there is a 640 acre parcel closer to Hobson and 3,200 acres near Moccasin.
