Wildlife: Native wildlife on the property includes whitetail deer, hogs, dove, quail and turkey. The property has been managed to improve quail and deer habitat; including some brush cleanup. The whitetail deer herd has been managed by selective harvesting and supplemental feeding. The bottom lands of the river provide excellent wildlife habitat.

Water: Water on the ranch is inclusive of two miles of both sides of the Atascosa River, six Carrizo water wells, one pivot, three lakes and five ponds.

Improvements: The ranch has several large equipment barns and is completely high-fenced. There is a 3,000sq/ft brick home and 2,000sq/ft foreman’s house on the property. There are underground water lines running to all areas of the ranch from the wells providing water to all troughs and the pivot irrigation system. An excellent road system allows easy access to all areas of the ranch. There is also a large set of livestock working pens and roping arena.
