Location:Near Voca, Texas in the granite sand country, on FM 3293.
Terrain:The countryside here is pretty Texas Hill Country, rolling hills with some nice distance views. Live oak trees and a few post oaks decorate the ranch, and it is also wooded with mesquite and other native woody plants.
Improvements: A fairly typical frame ranch house with 2 bedrooms and 1 bath currently has tenants living in it. The house has a metal roof and exterior siding. A well supplies water to the house.

In addition, there are 3 wells on the place. Each one is relatively shallow, from 90 to 120 feet deep. There are 5 stock tanks total, and Loafer Creek, a seasonal creek, traverses from south to north.
Wildlife: This area is known for good hunting. There are plentiful deer, and the dove hunting can be great as well.
Minerals: All owned mineral interests will convey with the surface.
Comments: This is a very unusual property. It is well suited for hunting and for livestock production, and it is attractive enough for a weekend retreat. It's greatest value, however, is for sand production. It has been tested, and at least part of the acreage has proven deposits of frac sand, used internationally for fracturing hydrocarbon wells. There is a sand mine on 2 sides of this property, and the place is currently under lease for sand mining. This should produce substantial revenue when it is mined.
Also of interest is that a number of artifacts have been found here, and topaz gems have been discovered here as well.
