TRACT 1
The NE & the E NW 22-4-4, Greenleaf Township, Washington County, Kansas.
This farm is located one mile east and one mile south of the K-9/K-119 junction south of Greenleaf. This is the northeast corner of the farm, at the intersection of 9th Road and Victory Road.
This farm, 240 acres, more or less, consists of 153.4 acres cropland and 83.2 acres timber. Branches of Coon Creek start on this farm. There is one pond. The cropland soils are gently sloping to moderately sloping Crete, Mayberry, Edalgo and Morrill soils. The west three fields, 12.9, 5.5, and 75.8 acres, are in wheat. TRACT 2
The SE NE & the NE SE 28-4-4, Greenleaf Township, Washington County, Kansas.
This farm is located 2 miles south of the K-9/K-119 junction south of Greenleaf on the west side of Upland Road. This is the northeast corner of the farm.
This farm, 80 acres, more or less, consists of 45.4 acres cropland, with the rest of the farm, about 33 acres, being timber, creek, waterway, native grass, and old farmstead. There are a few acres of Hobbs creek bottom soils, along with gently sloping to moderately sloping Crete and Wells soils on the upland. Coon Creek meanders through the timbered area on the south end of this farm. All of the cropland is in wheat.
The FSA bases and yields are 14.9 acres wheat, 33 bushels; 30.5 acres milo, 64 bushels. The 2010 taxes were $417.05.
TRACT 3
The SW NW & the SW 9-4-6, Waterville Township, Marshall County, Kansas.
This farm is located approximately two miles northwest of Waterville. To get to the farm, go mile north of town on 4th Road, then west on Temple Road, then north on 3rd Road to Sunflower Road. The farm is on both sides of Third Road and Sunflower Road.
This farm, 200 acres, more or less, consists of 82.5 acres cropland, 6.1 acres native grass CRP, with the balance, about 107 acres, being river, creek, timber, brush and overall excellent hunting and wildlife land. The Little Blue River is on the west side of 3rd Road; the CRP patch is west of the river; the steep bluff, timber and upland field are on the east side of 3rd Road; to the north are six small bottom cropland fields divided by Walnut Creek and Third Road and Sunflower Road. A field road leads to the 57.7 acre upland field. The soils on the bottom fields are Muir, Nodaway, Eudora and Kennebec while on the upland field the soils are gently sloping to moderately sloping Wymore and Pawnee.
All of the cropland on this farm is open for spring crops. All of the cropland is wheat stubble and has been sprayed with Roundup. The CRP contract expires in 2021, and pays $60.31 per acre with the land owner receiving 40% of the payment.
The FSA bases and yields are 15.5 acres wheat, 33 bushels; 66.9 acres milo, 64 bushels. The 2010 taxes were $550.29.
Terms on all three farms: Ten (10) percent down, with the balance due in 30 days. Possession of the open cropland will be immediate upon signing of the purchase agreement and making the down payment. Possession on the rest of the land will be at closing, within 30 days, subject to the right of the tenant to harvest the wheat crop. The Buyer will receive the landlords (40%) share of the 2011 wheat crop. Full possession of the land in wheat will be after the 2011 wheat harvest. The Buyers of the farms with growing wheat will not be required to reimburse the Seller for fertilizer. Approximately 100 lbs. of NH3 and liquid starter were applied at planting time. The Buyers of the land where Roundup has been applied will reimburse the previous tenant $20 per acre the day of the auction for the chemical and application of the Roundup. There were two applications of Roundup, last summer and last fall.
The cropland on these three farms has been well farmed and cared for. The terraces have been in place for many years and have been well maintained. The draws, timbered areas, river and creeks on these farms provide abundant habitat for whitetail deer, turkey and other wildlife, or would provide good cover for wintering livestock. The farms offer a variety of hunting and other recreational opportunities.
