LOCATION: Lone Oaks (so named for solitary, large liveoaks in hayfield) is the NW part of the famed Redstone Ranch, fronts (about 3,500) on paved RR 2721 about 15 miles east of sizzling Fredericksburg (world class shops, restaurants, arts/crafts, culture, jet airport, hospital, big box stores, etc.), in a decidedly rural area of high hills overlooking the Pedernales River valley and beyond to the south, and toward the Highland Lakes to the north. Neighbors are large, and there are no small tract subdivisions in the proximity of the ranch.
Austin and San Antonio are both about 60 miles from the site, and the Highland Lakes and Horseshoe Bay Golf Courses are about 30 miles to the north. This location is central to all that is the Texas Hill Country, within 2 hours of just about everything imaginable, yet peacefully isolated from it all on a little-traveled, paved Texas Ranch Road.

The ranch also touches a paved county road to the south, providing quick access to nearby Stonewall (supplies, restaurants, schools) and the LBJ Parks (National and State). This area is rich in history and lore, and is fast becoming desirable to folks with horses, vineyards and orchards, as the soil is quite productive, and water is abundant.
WATER: There are two known water wells on the ranch, one which can be piped to a large stock pond. The other is pumped to two troughs in pastures. Well water is generally available at 200 feet or less in this area, and one of the wells on this ranch is estimated to pump 35 gpm. A seasonal spring feeds a small stock tank near the northern perimeter of the property, and the aforementioned, well & drainage-fed tank is located near the SE corner of the property, thus the water is fairly well distributed for livestock and wildlife under current conditions. There are additional sites for stock tanks as well.
LAND: The ranch rolls gently from NW to SE on the overall, with wide, handsome shoulder promontories offering splendid homesites with SE views and exposure. Three major drainages, all running toward the SE, gently lace the uplands, and offer gorgeous bottoms of towering oak and elm trees.
Overall relief is about 200 from top to bottom, none of it rough, and most of it covered in knee-deep native prairie grasses, beautiful stands of oak/elm and not a stick of cedar to be found. This place is absolutely breathtaking to behold, and is a living example of the outstanding results that can be achieved by consistent, long-term oriented resource management. Soils are mostly clay and clay loam, with some stony clays in limited areas.
A clean, Kleingrass hayfield of about 40 acres lies near the center of the ranch, and is the clear focal point from which the forests and meadows radiate out from. This place is covered up with whitetail deer, axis deer, antelope, turkey, songbirds and dove. Nice 140-class whitetail have been observed recently, and the ranch has been lightly hunted, historically.
IMPROVEMENTS: Not much here, pretty much a blank canvas, except for: hunting cabin (no value), shed, pens, fencing and some cross fencing. Interior roads are above average, and allow adequate penetration of most areas of the site. Also, note the two aforementioned stock tanks and water wells, and about 2,200 of north line is not fenced at this time.
FINANCIAL/TITLE: Asking $5,950/acre, seller will provide current survey and basic title insurance. Mineral conveyance is negotiable, seller wishes to retain some mineral interest. There are no known easements other than utility, and title appears to be fairly clean and straightforward. The ranch is located in the Fredericksburg Independent School District, and current ag-exempt taxes are approximately $660.
