This ranch is well watered for the game, with over 2 miles of Nueces River. Numerous deep holes along the river make good fishing spots. The pictures of the river and tank were taken the last week of January. Several water wells are located throughout the ranch with one being a 15 gpm well about 325' deep and the pump set at 160' deep. Seller will also convey approximately 95 acre feet of water rights from the Nueces River.
Improvements:
A nice main residence consists of a 1,885+/- sf home with 3 bedrooms and 3 bathrooms. Another nice modular home is close by along with several other buildings with sleeping quarters. A nice covered fire pit and sitting area overlooking a tank are located near the house. Fenced yard around the house with an underground sprinkler system.
Several nice tanks are throughout the property with one with piped water that is supplemented by a well. Along the river are some of the largest Live Oaks I have seen in county. On the west side of the property Elm Creek traverses the property. Nice combination of good brush and open areas that make good food plots.
