Property Description

This property consists of 5.58 acres of wooded mountaintop with scenic views in all directions including a spectacular view of the University of Texas McDonald Astronomical Observatory to the north. It is located in the Davis Mountains Resort which consists of some 12,000 acres of high country in the southern Davis Mountains. The Resort has somewhere in the neighborhood of 120 permanent residents. As you can see from the pictures, this property is mostly wooded with pinyon/pinon pine, Emory Oak, and Alligator Juniper being the primary tree species. It is also unusual in that, unlike most of the properties on High Lonesome, it has a large area of flat to gently rolling useable land on top of the mountain, perhaps 3 acres or more. Most of the properties on High Lonesome have a small flat or slightly sloping area, in many cases considerably less than an acre, near the road and the rest of the land is the side of a mountain dropping very quickly. It has a rocky outcropping at the western end of the property where the flat area is the narrowest and it widens out as you go east. The elevation of this property is right at 6000 ft. which means summertime high temperatures average in the mid 80's and lows in the upper 50's and low 60's at night. Afternoon thunderstorms are very common in the summer and early fall seasons. Contrast these temperatures with the rest of Texas in the summer. And the climate is dry, not humid, as these mountains are an oasis in the middle of the Great Chihuahuan Desert. This property is designated as lot 69.

Long term owner financing is available on this property with as little as $1500 down and $246.62/month. There is electricity and telephone at the front of the property. POA dues are $13.00/month and property taxes run about $200/year. There are shacks and there are very large homes in the Resort as you can see in the pictures. The pictures show certain landmarks like the Observatory and 7200 ft. Blue Mountain to the east both with and without magnification. There is one picture with one of the owners standing next to a large Alligator Juniper tree. When these pictures were taken, the rainy season was just beginning so the oak trees were just starting to leaf out so they look barren in these pictures.

Driving Directions

Take 166 out of Fort Davis and turn at the DNR monument following MapQuest or Google to the property. There is a switchback road going from the valley up to the mountaintop with some spectacular and scary views. The dirt roads are fairly well-maintained.
