The property is located approximately 10 miles southwest of Midfield, TX and 4 miles north of Francitas, TX in Jackson County.

Habitat Improvements:
The property consists of approximately 400 acres of prior converted crop land that has been restored/enhanced into highly productive and intensively managed waterfowl habitat. These 11 independently managed waterfowl impoundments are intensively managed for native moist-soil vegetation. Common vegetation within the impoundments includes: wild millets, smartweeds, panic grasses, sprangletop, etc.
Approximately 200 acres of uplands are currently being restored to native tall grass prairie. Native bunch grasses being restored includes: little bluestem, big bluestem, broomsedge bluestem, gamagrass, windmillgrass, indiangrass, sideoats grama, switchgrass, and partridge pea.
The remaining approximately 27 acres consists of riparian buffer zones along the drainage and water delivery canal system and the lodge facilities. The riparian zones consists of native south Texas brush and includes: live oak, water oak, hackberry, elm, and pecan.
Water:
There is one 12" irrigation well that has just recently been converted to 3-phase electric located on the northwest end of the property. A newly drilled 12" 3-phase electric irrigation well is located on the southwest end of the property. A well maintained water delivery canal system complete with new aluminum water gates provides water management capabilities to the entire property.
