This tract of land is located from Gruver, Texas six miles north on paved Hwy 136 and two miles west on paved Hwy 2535 to the southeast corner of the section (property has one mile of Hwy frontage). This property is improved as follows:
Two Reinke mile sprinklers nozzled at 600GPM each with low drops spaced on 60 centers. One sprinkler has tall (11.2X38) tires and the other has standard (11.2X24) tires.
One near new Zimmatic mile sprinkler nozzled at 650GPM with low drops spaced on 60 centers and tall (11.2X38) tires.

The owner has pulled the pump in the well located on the west side of the southwest quarter of the section, repaired the pump, installed new bowls, bailed the well to the bottom of the hole and lowered the pump in 2013.
Due to the fact that the owner greatly increased the pump yield from the well recently repaired, the owner states that he can now run two of the three sprinklers at one time for summer crops plus one circle for winter wheat.
According to the owner a test hole drilled near the center of the section struck water at 320 ft., there was a showing of red at 520 ft. with the test hole being drilled on down to 740 ft. in sand. According to the owner this test hole indicated the possibility of a 1,000 GPM well.
This farm has a good, permanent fence on the west side and has an old windmill which is not in operation at this time but yields a unique look for the property harking back to times past.
This farm is in an excellent crop and livestock producing area with potential for further irrigation development at Buyers option.
