MINERAL RIGHTS: There are two producing oil wells on this land and Sellers will retain 100% of the mineral rights for as long production exists.
CROPS: There are approximately 282.0 acres planted to wheat and Buyer will receive 100% of the 2010 growing wheat crop. At closing, Buyer(s) will reimburse Seller $40/acre for input costs on the actual planted acres.

CLOSING: Date of closing will be on or before January 5, 2009.
POSSESSION:
?Possession will be the date of closing on the planted wheat acres, and all improvement buildings.

?Possession on the grain bins will be May 1, 2010.
REAL ESTATE TAXES: Sellers will pay taxes for all of 2009 and prior years. Taxes for 2010 will be the responsibility of the Buyer. (2008 Taxes - $965.74)
ACCEPTANCE OF BIDS: The successful bidder will be required to enter into a Farm & Ranch Real Estate Purchase Contract immediately following the auction. Copies of the contract will be available from the auction company prior to the sale.
EVIDENCE OF TITLE: Sellers will provide title insurance to the Buyer in the amount of the purchase price with the premium to be paid one-half by the Buyer and one-half by the Sellers. Title evidence will be provided on sale day.
ACREAGES: Acreage figures are considered to be approximate and are from reliable sources, based on (USDA) FSA figures. All FSA information is subject to change. FSA acres may not be the same as deeded acres or county appraiser acres.
