Acreage
The property consist of rocky soil with lots of elevation changes. The property has a good cover of live oak, hack berry, mesquite, and cedar. The ranch has had some brush management over the years, so the cover is moderate.

Terrain
The terrain has some good elevation changes ranging from approximately 2250' to 2489'. Mostly rocky soils with some deeper soils in the bottom portions of the ranch.

Water
The ranch has two water wells. The current owner, had both wells drilled and the quantity of the wells was well over 50 GPM and the quality is excellent. The house well is equipped with a submersible electrical 1 hrs pump, and the second well is equipped with a solar pump and large concrete reservoir. There are water troughs in all pastures and a shared windmill on the south boundary of the ranch.

Improvements
The property has a modest 960 SF two bedroom one bath ranch house. The house has metal roof, and metal siding, with some decorative cedar plank siding and rock wainscot. The interior of the house is rustic wood decor, with a rock fireplace built with rock from the ranch. There are saltillo tile floors throughout. The house has an 8' porch along the front. The ranch also has a 24'x 40'shop with a 16' over hang on each side of the barn. The shop has concrete floors, a 12' roll-up door and a walk through door for access. Recreation
The property has great hunting, and is surrounded by much larger ranches on all sides. There are some good white tail genetics in the area, and most of the shoulder mounts in the ranch house were harvested at the ranch. Wildlife includes whitetail, turkey, quail, and dove.

Minerals
All owned minerals will convey with the ranch, there is a small amount of income with the current minerals. Owner believes he has approximate 1/15 of the minerals. Driving Directions

From San Angelo take US Hwy 67 toward Mertzon for 9.5 miles, then turn left on FM road 2335, then proceed for 6 miles and turn right continuing on FM 2335, then continue for 3/4 of a mile and turn right on Guinn Rd, Continue on Guinn Rd for 9.4 miles to a lock gate for the easement to the ranch. The easement is 4 miles of caliche surface road to the ranch.
