On a side note, if you are familiar with Val Lehmann ( dec) , This is a ranch he bought personally to conduct his own quail population and habitat evaluations. The story goes he picked this property for the soils and the habitat that was here. There are no livestock to compete with and the recent rain pattern we have had has been ideal. There has been a very good hatch.
This ranch has Co Rd 407 cutting about 189 acres off on the north side. The road has very little traffic and it's easy to get over there. The sellers will sell the north 189 by itself although the hunters in the group say it's the best part! It is raw. The power and the improvements are on the south side therefore the price is very attractive.
