Location: In eastern Menard County, not far from the Mason and McCulloch County lines. This is a naturally beautiful area, Texas Hill Country with many hardwood trees.

Terrain: This entire ranch is hilly. From the higher elevations, there are appealing distance views across the San Saba River valley. There are numerous live oak and shin oak trees across the ranch, and it has very little cedar. It has a good stand of little bluestem, sideoats grama and other quality native grasses, plus woody species beneficial to wildlife such as Texas persimmon.

Improvements: There are 2 cabins on the place, one is used as a bunkhouse. The other cabin has a kitchen, bathroom, 2 bedrooms and a living area.

Water: Two stock tanks, one is oversized and is stocked with channel catfish and 4 species of baitfish.

Wildlife: All the wildlife the Hill Country is famous for abound on this place.
