This nursery, owned by Northwest Farm Credit Services, is located 9 miles north of Vancouver, Washington and 3 miles west of I5 near Ridgefield, Washington. The property could be reused as a commercial organic farm or as a nursery operation with owner or caretaker residence onsite. The property was operated as the Microseed Forest Nursery until 2008. The property improvements are: an older fourbedroom, one bathroom home; a 9,964 square foot two story warehouse complex that includes an office, laboratory, restrooms; a 3,600 square foot processing/packing area with loading dock and five truck bays; a 1,300 square foot shop on the lower level and a conference room, lunch room and storage on the second level.
The greenhouse is 108 feet by 240 feet, or 25,920 square feet, and consists of three triple nondrip gutters with connected ranges of 36 feet by 240 feet. There is steel frame construction with a hinged glass ventilation roof, side curtain wall ventilation, gravel floor and 15 foot eave. There is a 288 square foot injection building on the property, with metal shell and concrete floor. Half the building is a small conference room, and the balance houses the injection system. (Please see Supplemental Information Package for details.)
The nursery property has three can yards that total 107,500 square feet located between the greenhouse and home along NW 41st Avenue. The can yards are covered with ground cloth, with some gravel. Three 10,500 gallon PVC water tanks service these yards.
The property is irrigated by a well, and the irrigation system includes three 10,000 gallon storage tanks with centrifugal pumps, primarily used to provide adequate water storage for high demand which is at times necessary for both frost and heat control, and a fertilizer injection system which services both the greenhouse and the can yards. There is a Certificate of Ground Water Rights #2153, with a priority date of 5/5/1953 for 160 gallons per minute for both irrigation and domestic use.
The main entry is by the home and provides vehicle access to the can yards, greenhouse and warehouse along the southern property boundary
