There are some wet weather creek bed valleys such as Downie Draw that produce a multitude of trees and brushes. Many of these are high in protein and allow for good antler growth. Grasses include black grama, sideoats grama, hairy grama, bluestem, green sprangletop, sand drop seed, and fall witchgrass. There are some broken hills and canyons that range from rugged to moderate. There are no neighboring easements through the ranch and big neighbors around the majority of the ranch. There are no oil or gas wells on the ranch. There is a good road system throughout most of the ranch. There is also evidence of many Indian campsites through out the ranch.
IMPROVEMENTS: Electricity runs through a good portion of the ranch and is provided by Rio Grande Electric Co-op. There is also a good road system through the ranch as well.
WATER: The ranch is well watered with 2 good working water wells that provide water to several water troughs. The water quality is considered very good. One electric water well and a second water well equipped with a solar pump. The depths ranch from 350 to 600 feet deep. There is approximately 10 – 12 cement watering troughs scattered throughout the ranch.
NEIGHBORS: The ranch has good neighbors according to owner. The neighbors to the north, east, and west range in size from 7,000 acres to 15,000 acres.
GAME: There are some excellent high protein brushes such as quayacan that help in large antler growth. . There are also some mule deer. According to owner there is approximately 5% - 10% mule deer and 90% - 95% Whitetail population. Other wildlife includes: blue quail, bob white quail, white wing, dove, javelina, and many wild turkeys. The ranch is currently under a Managed Land Deer Level 2 Program, which is granted by the Texas Parks and Wildlife. It allows for an owner to harvest additional whitetail to help achieve proper deer ratios. It also allows the landowner extended time to harvest deer and runs from (November – March 1st) and can be transferred to the new landowner.
MINERALS: There are approximately 3 - 4 sections or 1,920 - 2,560 acres of land that have State Classified Minerals that will be conveyed with the sale. There are currently no existing oil or gas wells on the ranch.
TAXES: 2006 taxes were approximately $1,500 according to Terrell County appraisal district and the ag-exemption is in place.
