If you started identifying the ingredients for the recipe to a fantastic deer and duck hunting property you might start with the area it would be located...along the flyway for ducks, farmland for both, timber that would flood with ridges for the deer to crowd to when they wanted to bed. You might also want some exclusive, private access to a WMA so you could hunt a little bigger than what you own. If it had a some agricultural area with a good farmer it would also give you a return on investment. We have located the place. It has all of that in a size and price that makes it real appealing.
