Property Description

724.50 Acres- 6 Miles East of Beeville off Hwy. 202.

Home: The main house is a very attractive custom built home with 3 bedrooms , 2 bath and 2 car garage. BCAD describes the living area at 2326 sq. ft. Construction is concrete slab and stucco walls with concrete Spanish tile roof. Interior is stylishly appointed with Saltillo tile in most areas and carpet in bedrooms. The large comfortable living room with high beamed ceiling, plantation shutters and a rock wall that has a wood burning fireplace and looks out past a covered porch to large oaks, sculptured stock tank and on to a sendero. Kitchen has cypress cabinets with island cooking area. The island and surrounding wall has custom painted tiles by artist Shirley Kibler depicting the cactus and flowers of South Texas. There is a stainless double oven, black electric cooktop and stainless refrigerator. Two bedrooms, bath and wash room are adjacent to the kitchen. The master bedroom is at south side of home with plantation shutters and carpet. The master bath has a spa type tub and separate glassed-in shower.
Guest house: Known as the Africa room, the guest house just south of the home has a beamed ceiling, one large bedroom, bath and work out room. It is also stucco with tile roof. BCAD describes the size as 820 sq. ft.
Grounds: A comfortable back porch with Saltillo tile floor looks out to a very large oak tree and a small tank fed by the home well. A wide sendero looks several hundred yards to the east where we saw a group of turkeys feeding. A five coop bird dog kennel is fenced on concrete. Further behind the kennel is a large emergency generator and propane tank to fuel it. It is designed to turn on if power to the home is interrupted. Adjacent is a large metal implement shed, sized about 75 ft x 30 ft. It stores tractors and trucks and is open on the south side. To the left is a small greenhouse and a small storage building. The submersible water well and pressure tank supply the houses and has connections to the windmill cistern and can pipe water to troughs and the other stock tanks if necessary.
Ranch: The ranch appears to be about 70% native brush with small open pastures for gathering cattle. Near the windmill there are three water troughs and to the north is a usable set of working pens and an old barn. Further north is a bunk/guest house known as the Casita. It has a living/dining/bunk room with kitchen, one bathroom and a bedroom that currently bunks four. The ranch is fairly rectangular with excellent habitat for deer, turkey, dove and quail. There are numerous large oaks throughout. There are two pipelines that cross the ranch but no production. If you are looking for a hunting ranch with guest quarters to entertain a number of friends, this is the one. John Breidenbach and Rosamond Chesnut, listing agents
