Soils and Production:
We have a USDA Soil Map on file showing approximately 29 acres in silty loam soils, 15 acres of which is rated at 14.49 AUM's per acre and 5.8 tons per acre for grass hay under irrigation and perfect management. Approximately 40 acres shows as Bellpine silty clay loam on level to slopes of 3 to 30 percent. These slopes are south facing. We did not include the creek/treed area in our soil research outline.

Sellers yield a minimum of 50 tons of hay per year in round bale production from just 20 to 30 acres. Their average cow/calf operation herd size has been 21 to 28 mama cows.
Sellers have also run a feeder program of 65 head.

Past Organic Certification:
Owners farmed certified organic crops for six years (1994-2000)

Fencing:
No barbed wire on the property. Outer perimeter is woven wire, most interior fences are New Zealand, all of which is electric. Sellers have worked hard to create sturdy fences, with good materials, including 11 Powder River gates with solid bracing. The cross fencing has been installed with many gate locations and has offered convenience and ease in moving livestock around the ranch. The working pens are also well thought out for easy flow. Surface water lines feed all fenced paddocks.

This well feeds into 3 underground storage tanks, and the water is delivered from these tanks to the home and other locations on the property. A new pressure tank was installed 2015. In a search of the Oregon well query website, were not able to locate any well logs for this particular property but Sellers are in the process of having the well tested for flow and quality. Documents will be available for review upon receipt. Rick & Pattie explained that there is also an old hand dug well on the NE side of the home that they've never used.
Rivers, Creeks, Ponds, Etc:
Poodle Creek is a tributary of Long Tom River and runs year round. The property also has a seasonal pond.
Irrigation:
Our research of the Oregon Water Rights website has found a Water Rights Certificate #31470 for 68 acres with a priority date of December 31, 1959. Rights are from Poodle Creek, a tributary of Long Tom River. Sellers have used the irrigation annually for the duration of their ownership. In summer of 2015, Sellers utilized irrigation on approximately 20 acres. Previously, they have irrigated as much as 40 acres of pasture and 20 acres of row crops simultaneously. The pump site is well equipped with 3 Phase power and a new panel was installed in 2010.
The Berkley 35hp pump, mainline and hand line pipes are not included in the list price but are negotiable items. Please request the list of negotiable farm equipment.
Septic:
The septic tank and drain field were replaced in 2014. The septic tank is located approximately 50' east of the home and the drain field heads north from the tank.
Ranch Roads and Driveways:
Allison Rd is approximately 1 mile long from Poodle Creek Rd and is a county maintained paved road. At the end of Allison, subject property shares approximately 50' of gravel driveway with the neighbor to the north. The Sellers have an informal shared maintenance agreement with neighbors. Additionally, there's a circular gravel driveway around the house and it appears that there is plenty of gravel parking and good ranch roads for trucks and trailers.
