The Guest ranch is located at the beginning of the famed Missouri River fly fishing area. Wolf Creek is the start and it is on every serious fly fishermans bucket list. This market has not been tapped by the 7R. Most fly fisherman and outfitters don't even know it exists. The ability to house and feed large groups has not been tapped. There is a new ATV Park right across from the 7R and it is just getting started. ATV Parks are one of the fastest growing recreational markets and all of these users will need a place to eat, drink and stay. Family reunions, weddings and hunters are other markets that the owners have not pursued from a marketing standpoint.

Right now the owners are only open 3 days a week 5 months out of the year. This property should be open 7 days a week and 10 months out of the year. The owners are in their late 70s and want to retire. They are very motivated and have not put much energy into the business for the last several years. The property has not been marketed in many years and besides the website there has been zero internet marketing.

The property is priced below replacement value and just needs someone with energy and the ability to market. Smart business people look for three things in buying a business. Low hanging fruit to increase cash flow, management that can be upgraded and long term growth potential. The 7R has all three of these opportunities. If someone knows how to market to the internet they can pull nationally for fly fisherman and hunters and from Great Falls and Helena on a local basis. Both Helena and Great Falls are approximately 30-45 minutes away. From a local standpoint the fly shops should be called on and just made aware of the property and the ability to house, feed and entertain large groups of 15-20 people. There is a serious need for this type of lodging in the area and it is not being filled by the 7R presently.
