DESCRIPTION: Beautiful gently rolling hills with some large draws to rugged limestone rim rock hills with scenic bluffs. There are some big wide valleys with good soil and heavy brush for game habitat. Elevations run from 2,100 feet to 2,300 feet above sea level and there are some outstanding views. There is a large canyon called “Big Canyon” that extends for about two miles through the ranch that provides a multitude of trees, brushes, and game habitat. The trees, brush, weeds, forbes, and grasses found on the ranch provide outstanding habitat for wildlife, particularly deer, bobwhite quail, blue quail, and turkey. There is a diversity of wildlife feed on this property. The excellent tree/brush coverage includes: hackberry, mesquites, kidney wood, walnuts, catclaw, persimmon, mescats, juniper, lechuguilla, black brush, algerita, cenizo, guajilla, sotol, rosin, quayacan, ochotilla, and others. Many of these are high in protein and allow for good antler growth. Grasses include black grama, sideoats grama, hairy grama, bluestem, green sprangletop, sand dropseed, and fall witchgrass. There are some broken hills and canyons that range from rugged to moderate. There are no oil or gas wells on the ranch. There is a good road system throughout most of the ranch. The 8,594 +/- acres consists of two parcels that do not join each other but are in close proximity. There is a 914-acre pasture with paved frontage on FM 349 and then the main ranch with the improvements, which is approximately 7,680 acres.

IMPROVEMENTS: There is a comfortable ranch house built in the 1960’s that is 3 bedrooms 1 bath with a kitchen, living room, a back porch, and wood is used for heat. There is also a comfortable newer cabin built in 2003 that has a metal roof, cedar trim, and cement hardy board siding and is completely insulated. It has one big bedroom with bunk beds, a kitchen, and a bathroom with shower. There is also a barn and some outbuildings. Electricity runs through a good portion of the ranch and is provided by Rio Grande Electric Co-op. Big Bend Telephone out of Alpine provides telephone service. There is also a good road system through the ranch as well.

WATER: The ranch is watered by 3 water wells. The water quality is considered very good. One is electric water well with a submersible pump, which services the houses and a large cement storage tank that supplies water to 4 water troughs 4-5 miles away down Big Canyon. The second water well is a windmill and it supplies water to approximately 8 water troughs and 3 pastures. The depths ranch from 350 to 600 feet deep. There is approximately 4 miles of water pipelines that supply water to every part of this ranch. The third water well is a windmill and provides water to the north 914 acre pasture.

NEIGHBORS: The ranch has good neighbors according to owner. The neighbors to the north, south, east, and west range in size from 6,000 acres to 10,000 acres.

GAME: There are some excellent high protein brushes such as quayacan that help in large antler growth. This ranch has good whitetaildeer, turkey, some mule deer, quail and dove. According to the owners, the whitetail deer herd is loaded with good genetics, 150 – 190 class deer have been harvested from this ranch for the last ten years with no feeding program in place.

TAXES: 2006 taxes were approximately $1,650 according to the owner and the ag-exemption is in place.
