This property is hard to photograph, because you literally can't see the forest for the trees. As the photos show, FC-80 is nicely timbered. The basic topography is of a big draw, with Fall Creek running southeasterly from the northwest corner out through the southern border. See Fall Creek in blue on the map. The black line next to the blue line is an old logging road that is now a useful walking trail.
You'll come onto the property on its west side, and as you drive past the gate you'll see a short ridge on the left. There's a potential RV pad right beside the road, and another potential camp site on a saddle about 120 yards down the ridge. Note that since the property shares the road and the gate with a neighbor kitty-corner to the southwest, you cannot block the road.
FC-80 is accessed off state highway 395, and then on 7.5 miles of solid Forest Service roads. While its not hard to find, its important that you print and take with you the very detailed directions (with photos) that are found both (1) as the last photo and (2) as a downloadable .pdf file in the Resources section below this description. CAUTION: there is a LOCKED METAL GATE at the entrance to the property. So contact the Owner for the combo BEFORE you leave home!
Approximately 250 yards past the gate is the southern boundary, marked by pink flagging. Just 100 feet above these flags on the right is the official section corner monument (see it in the Directions). From that southwest corner of the 80 you'll see pink flags going north and east. More importantly, if you walk north or east you'll see yellow metal Forest Service Property Boundary signs every 50 yards or so, and these signs mark the boundaries of FC-80 on all four sides.
The best way for you to tour this new property is to walk it by using the OnX Hunt app on your phone. The app is only $30 per year, and it is easy to use. If you already have the app, contact the Owner by voicemail or email and you'll be sent the OnX Area map that will roughly show the approximate borders of the parcel. Then download and print the OnX User Instructions from the "Resources" below, and follow the instructions. Or, you can just print the attached map, and generally explore the main center parts of the property by first following the yellow FS boundary signs.
DISCLAIMER: The property is a natural wildland, with all the dangers that come with that. Parts of it are also steep and relatively difficult to walk. So don't attempt to walk it unless you're in adequate shape, are pretty agile, and are experienced in walking forested mountains. Take your time, be careful, and walk at your own risk.
If you buy this property you'll be able to retreat back into the woods and enjoy the peacefulness of your own slice of beautiful Grant County. But at the same time, you'll also be close enough to civilization to go mingle with the great local people any time you want. In fact, the local folks may be the best part of spending time here -- they're so friendly and real that you'll swear you've gone back in time fifty years!
Although FC-80 is mostly timbered, through quirks in the zoning system it is zoned Multiple Use Range (MUR). As such it is not eligible for a dwelling permit to build a regular house.
The 2022/2023 property taxes on Grant County Tax Account 3753 were only $202.82.
