82.5 Acres (north) Rowden, Callahan County

This 82.5 Acre tract is a great combination place with approximately 31 acres in cultivation and 51.5 acres in thick cover. Soil in the cultivated field is good, sandy to sandy loam soil and ranges from clay, rocky, sandy loam in the native pasture. Thick cover consisting of Live Oak, Post Oak, mesquite and cedar is excellent habitat for wildlife. A seasonal creek runs through the trees. You can see plenty of evidence of wildlife on this place! From White Tail deer, hogs, turkey, dove and even a few quail. Topography is varied from flat in the field, to rolling, some steep terrain changes in the tree cover. County water line runs along FM 2287 and electricity is on the south end in the field. Buyer would need to purchase a water meter from Callahan County Water.
