Location: The property is well located west of Jayton, TX.

Terrain: The terrain of the property is generally level to slightly sloping. Soils are generally sandy. Approximately 425 acres are currently in cultivation and the remaining 405 acres are in native pasture. The property has not been stocked or farmed now in over one year, and the native grasses are in excellent condition.

Water: The property is watered by four irrigation wells. Currently, there is a 10 horse well, two 7 horse wells and one 5 horse well.
