Property Description

This +/- 878 acre ranch is the eastern two tracts out of a total of approximately 1,753 acres that is for sale. The "west side" is a +/- 850 acres that is available as well. Access is not a problem with this land since the north boundary is a paved FM road and the south boundary is a gravel county road. The northern and eastern sides have a game fence and the southern and western sides are low fenced.

The 878 acres has a prominent ridge that is roughly 50-60 feet high. The ridge traverses the length of the ranch from north to south. To the west, the terrain is slightly rolling and the soils are mostly dark clay. Near the ridge, there are several draws and a small canyon that breaks off the high ground. As you travel east, the soils become lighter, in some places it is reddish, and it becomes sandy.

The predominant tree cover is about an equal spit between mesquite and live oak. There are a lot of persimmon trees and a few cedar trees. Most of the brush species are algarita, lote brush, cat claw acacia and green briar. In places, low running prickly pear is common. Throughout the property there is good cover of strong native grasses. There are rocks but not too many. The entire ranch is covered with trees. I think the best description would be that the cover creates a mosaic. At no point are the trees and brush so thick that you need to crawl to get through it. Almost everywhere, one can see 25-30+ yards in all directions. The interior roads are simply trails that meander through and around the trees.

There are two large ponds. This year the City of Brady will be running a water pipeline that will enter the property near the center of the northern boundary, travel towards the SW and cut across the NE corner of the ranch. Any new owner will be able to tap into this water supply for domestic use. There is electrical power along the roads on the northern and southern boundaries.

One of the owners has a formal degree tilted towards wildlife and range sciences. She has used this knowledge coupled with her lifetime experiences with livestock to manage the land. Hunting is very good for whitetail and axis deer. There is a good sex ratio and age structure in place. Dove hunting is good, especially white wing doves, due to the proximity to Brady. There are plenty of turkey and also a few quail.

Anyone interested in history will enjoy the fact this land has been in the same family for 6 generations, since the 1850s! I have been selling ranches for over 20 years all across the State and this is the longest-held property in one family I have ever seen. If you are an Aggie, you will recognize the name G. Rollie White, which was the name of the old gym at the College Station campus. GRW at one time owned this ranch as well as thousands of acres around Brady. He was obviously a significant donor to the school. This property has a history of sound stewardship of the livestock and wildlife and the land is as good as it gets for the region.

Driving Directions

From downtown Brady at the courthouse, take US Highway 87/377 south. Turn west on 17th street. Go about 1.5 miles, when the road goes up a steep ridge and you see the game fence on the left (south) side of the road, that is the 900 acres.
