Location: US Highway 41 between Henderson, KY and Evansville, IN just south of the Ohio River Bridge.

Because of the death of Daniel Oliver, the Trustee of the Daniel Oliver Revocable Trust has authorized Kurtz Auction & Realty Company to sell the following, regardless of price:

Tract #1 263.52 acres +/- located on the west side of the US HWY 41 bridge and bridge approach with frontage also on Stratman Road on the south and Old Henderson Evansville Road on the west. This is mostly wooded timberland with 23 acres +/- of tillable land. It has a lake that parallels Hwy. 41 and good exposure (approx. 5900 ft.) along the bridge approach and bridge.
Tract #2 252 acres +/- located on the east side of the US Hwy. 41 bridge and bridge approach with about 3112 ft. of frontage on the north side of Hwy. 414. This tract has about 103 acres of cropland, mostly Huntington Silt Loam, a soil with high natural fertility. The balance is wooded timber and slough land with old cypress trees excellent for hunting waterfowl, deer and turkey. Access to the cropland on the north side is by way of an easement across tract #3 from Green River Road.
Tract #3 396.992 acres +/- of crop, timber and hunting land with about 5,373 ft. of frontage on the north side of HWY 414 and about 3,890 ft. of frontage on the west side of Green River Road. This tract has about 155.15 acres of cropland, mostly Huntington Silt Loam, with high natural fertility. This tract also has wooded, slough and timber land, excellent for hunting and sells subject to an easement for the benefit of tract #2.

Deeds - Tracts #1 and #2 will sell according to existing descriptions less off conveyances. Tract #3 has a new survey. Conveyance of all tracts will be by Trustee Deed.

Minerals No mineral title search has been done. Whatever mineral rights, if any, that are owned by the Trust will be conveyed. There are no mineral reservations.

River Acreage The land along and parallel to the Ohio River has been conveyed previously and is not included.

Leases All tracts sell subject to a farming lease for 2011. The cropland is not leased for the 2012 crop year. The land does sell subject to a hunting lease that expires at the end of duck season.
