Auction Terms & Conditions:
There are no farming leases or hunting leases that extend beyond 2025, meaning a new owner can farm it themselves in 2026.
There is no bidder premium. No commission charged to the buyer.
Bidding will begin ending at 10am on January 16, 2026. Bidding will end with a soft closing, meaning that a bid in the final minutes will extend bidding by approximately 5 minutes. The auction will remain open and continue to extend as long as there is active bidding.
The farm has been surveyed. All parcels being sold lay west of Interstate 29. They are identified on the survey as Tracts 1, 3, 4, 5. All tracts are selling combined, as a single offering only.
Irrigation Information:
The farm is serviced by two irrigation pivots supplied by a single well. Water is delivered to one pivot at a time.
Included in the Sale:
The existing irrigation well with submersible pump, underground piping, both pivot systems, towers, and all related irrigation components.
Excluded from the Sale:
Each pivot requires two motors, one located at the center pivot point to operate the hydraulic wheel motors, and one located at the well to power the pump. These motors are not included in the sale. They are owned by a third party and may be purchased by the winning bidder after the auction for a combined price of $22,500. The seller and or any lessees reserve the right to remove any personal property prior to closing. Any personal property items remaining on the property at the time of closing will become the property of the winning bidder, with the exception tenant owned equipment.

The successful high bidder, upon completion of the Real Estate Auction, must complete and sign a purchase agreement, and any seller disclosures provided by the seller.

Anyone not known by the Auction Company or sellers may be required to show proof of Bank Letter of Credit.
Sales are non-contingent; failure to close will result in forfeiture of the earnest money.
Buyer must secure their own necessary financing approval prior to the auction.
