Location: The Bull Creek Ranch is located between Snyder and Roby, Texas in what is commonly referred to as "Quail Alley". The ranch is only a short distance from the Rolling Plains Quail Research Ranch. The ranch lies nearly surrounded by two other large, well known quail hunting ranch ownerships.

Terrain: The terrain of the ranch is considered to be rolling to hilly, sloping generally to Bull Creek which runs through the central portion of the ranch. Cover is generally provided by mesquite with scattered hackberry. The current owner has done extensive brush work on the property, clearing out several hundred acres of thick mesquite in spots throughout the property. All brush work was performed with wildlife habitat in mind, and more specifically, to create ideal quail cover. There are some areas of thick mesquite remaining on the ranch for deer cover, and two large foodplots are well established on the property. Native grasses, weeds, and forbs are in great condition, and the ranch has not been stocked with livestock in several years.
Water: The ranch is considered to be extremely well watered in an area known to have water problems. The current owner piped in rural water to the property at great expense. Additional water is from Bull Creek, which is seasonal, but holds several nice holes of water through much of the year. Also a water well on the property is utilized to fill a 1,500 gallon water storage for wildlife waterings that were installed throughout the central portions of the property. There are five nice earthen ponds on the ranch, several of which have recently been cleaned out and reworked, and waterlines have been run to several of the ponds to help maintain water levels. Also, a windmill and a very pretty spring provide additional water to the property.
Improvements: The Bull Creek Ranch is modestly, but adequately improved for an enjoyable day of hunting, fishing or entertaining. There is a nice pipe entrance gate, covered shed with electricity provides protection for ranch and hunting vehicles and a veranda has been outfitted with a stainless sink for cleaning birds or fish, a restroom and a small storage.
Access: Access to the ranch is provided by paved highway frontage.
Hunting/Recreation: Hunting in this area is widely known as being outstanding. Fisher County is referred to as the "Quail Capital of Texas", and populations of wild birds in this area are as good as anywhere in the state. Whitetail deer are common, as are turkey, hogs and migratory birds.
Price: $1,05.00 per acre
Remarks: The Bull Creek Ranch has been manicured and put together with the quail hunter in mind. Every acre of the ranch is huntable, and there is a great network of roads through the property. A gravel pit on the northern portion of the property has been used for road material over many of the main ranch roads.
The seller owns, and will convey, 25% of all minerals. Executive leasing rights for minerals are owned by the owners of the remaining 75%. A portion of the ranch has been leased but no production or drilling activity exists. Seller owns, and will convey, exclusive executive wind energy leasing rights and 100% of wind revenue to recover all surface damages, and thereafter 50% of wind revenue.
