Location: The ranch is located approximately 20 miles northwest of Snyder, Texas.

Water: The ranch is considered to be well watered. An electric submersible water well is located in the southern portion of the ranch with pipeline to two livestock drinking troughs. A nice pond is located on the northwestern portion of the property, and another small pond is found in the central portion of the ranch. This smaller pond is located very near the pipeline from the electric water well. This small pond could be dug out and made to utilize the water pipeline. Other sources of water include the creek and it's tributaries.
Access: Access to the ranch is provided by paved highway frontage.
Hunting/Recreation: This property is located in very close proximity to a larger ranching unit that is well over 60,000 acres. The nice cultivated fields have been known to have over 50 deer and 100 turkey in them at a time. Whitetail deer flourish in this part of the county. Turkey are very common and feral hogs are known to be in the area. Quail and dove hunting should be excellent.
