Terrain: The topography on the ranch is considered to be fairly level. A creek runs through the ranch offering live water on a seasonal basis and some holes of standing water. The southern portion of the ranch offers a fairly thick canopy of larger mesquite and scattered cedar. Hackberry trees and a few cottonwoods are located along the creek. Three nice cultivated fields comprise the majority of the central portion of the property. These fields cover approxiamtely 125 total acres and are planted primarily to wheat for livestock and native wildlife. The northern portion of the property offers more elevation change and topography. Cedar becomes thick in major portions of this side of the property offering excellent cover for game. Overall, the brush is fairly thick throughout this portion of the ranch.

Water: The ranch is considered to be well watered. An electric submersible water well is located in the southern portion of the ranch with pipeline to two livestock drinking troughs. A nice pond is located on the northwestern portion of the property, and another small pond is found in the central portion of the ranch. This smaller pond is located very near the pipeline from the electric water well. This small pond could be dug out and made to utilize the water pipeline. Other sources of water include the creek and it's tributaries.

Access: Access to the ranch is provided by paved highway frontage.

Hunting/Recreation: This property is located in very close proximity to a larger ranching unit that is well over 60,000 acres. The nice cultivated fields have been known to have over 50 deer and 100 turkey in them at a time. Whitetail deer flourish in this part of the county. Turkey are very common and feral hogs are known to be in the area. Quail and dove hunting should be excellent.
