The ranch is amazing and is only 1 1/2 hour west of Dallas and less than an hour from Ft. Worth (its 6 miles south of Mineral Wells and 30 minutes west of Weatherford). Many have said it is the PRETTIEST SPOT in all of Texas. It really is quite amazing. It even has a 3,500 ft. (approximate) runway ready to pave.

We are offering the approximately 516 acres, which includes many wonderful 400 ft. cliff building sites overlooking the Brazos, for $8,350,000. Alternatively, we are willing to sell approximately 316 acres, which contains the improvements and which has a few building sites along the cliff, as well as many building sites with beautiful canyon views, for $6.5 million. The 200 acre difference is raw land.

I'm told by a Ft. Worth broker that another adjacent neighbor sold her river frontage ranch, with a few very old improvements (recently advertised when sold as with no improvements), for $10,500 per acre, and I'm also told that there are 200 to 300 acres for sale with long Brazos River frontage (with no cliffs or hills) for $15,000 per acre (of which approximately 1/4 is in the flood plain).

Our ranch is a recreational and entertainment ranch and has sandy beaches, 3 family and guest houses and a couple of houses (located to the north) for the help and/or an office. We can sleep about 25 (guests) singles plus spouses, for a total of about 32.

The ranch has "wild" canyons (with steep, dramatic roads), many ATV and horse trails, all kinds of recreational equipment (including an airboat), and some ranch and farm equipment. It has an 8 or 9 acre (when full) fishing lake, 6 tanks with fish, 3 horses, 3 fun/photogenic Longhorns, several hay fields, mostly hardwood trees, and also has access to a spring fed creek.

Minerals are 100% owned on 418 of the 516 acres for sale (alternatively, on 223 acres of the 316 acres). In addition, there are three older 1100 ft. or so natural gas wells which are used for heat, for a (continuous) generator when desired (however, the generator needs replacing), and also for power to pump water from the Brazos when desired. We have also drilled a commercial gas well that presently has poor cash flow. Additionally, it could "water out".

In total, there are 4 barns, a mechanic's shop, a carpenter's shop, a bunkhouse and 9 water wells and/or windmills on the 516 acres (8 of which are on the 316 acres), and we are also connected to a co-op (City of Mineral Wells) for water. There are 3 co-op water taps on the 516 acres, one of which is on the 316 acres.

The main ranchhouse is a native sandstone rock house with 5 bedrooms, 5 1/2 baths, plus an outdoor shower, plus a wonderful 3rd floor for kiddos with 4 single beds. The ranchhouse is on a 400 ft. steep cliff overlooking the Brazos River.

The owner and guest areas have a total of 11 regular bedrooms. There is also a playhouse, a treehouse, and a carpenter shop which is plumbed in so that it can be converted to be a small bungalow.

In addition, there is a 200 year old log cabin which overlooks the Brazos from the 400 ft. steep cliff. The log cabin has 4 bedrooms, 2 baths and an outdoor shower. It has all modern conveniences which are mostly hidden from sight.

There is a neat cypress barn type garage near the main house which has a wonderful apartment above it which has 2 queen beds and 3 single beds. The barn style garage is used to store ATVs. The cypress building also has a craft room, a water tank storage room, a heavily insulated generator room and a gun closet with 2 gun safes, as well as the wonderful one bedroom apartment above it --- which is "so cute."

There is an approximately 100-year-old remodeled house and a mobile home (remodeled on the outside) at the north end and middle of the property, respectively, which have 6 bedrooms and 3 baths between them. These buildings have been used by employees of the ranch.

There are many building sites with the fabulous river views, as well as many building sites with beautiful canyon views. The whole 516 acres could be developed into a wonderful subdivision. There are also 3 or 4 locations for someone to consider building additional lakes.

Driving Directions

From Fort Worth, head west along I-30. After 16 miles, I-30 merges with I-20. Continue for 34 more miles, Exit #386 towards US-281/Mineral Wells. Head north on US-281 for 8 miles, then turn left on Fairview Road. After 1.1 miles, turn left on Harrington Road, after .2 miles, Harrington Road merges with Inspiration Point Road. Continue on Inspiration Point Road for 1 mile past Fowler Road to King Lane, and turn right. After 1/2 mile, King Lane dead-ends at the front gate.
