LOCATION: Access to the ranch is from paved Farm to Market road FM 422 in western Archer county, just 15 miles west of Archer City. Only 41 miles from downtown Wichita Falls and 121 miles from downtown Fort Worth.

THE LAND: Brier Creek crosses this ranch and eventually drains into Lake Kickapoo. The ranch also borders the Little Wichita river near where it drains into the lake, as well. Although the Brier Creek Ranch is not technically a lake front property, it does adjoin the city owned land that surrounds the lake. The river bottom and creek bottoms provide excellent habitat for the many game animals that occupy the ranch. When Lake Kickapoo is above normal levels, there are some areas where the lake backs up onto the northern edge of the ranch.

The rolling topography with approximately 100 feet of elevation change gives this land some great character. The ranch has a great mix of open areas with native grasses for cattle grazing and heavily wooded portions that provide cover for the game animals on the ranch. The heavily wooded areas are primarily mesquite trees, but the creek bottoms are comprised of larger hardwoods, mostly elm and some cottonwoods. High bluffs combined with low creek bottom areas provide some wonderful views of this rough and rugged ranch.

There is also a 95-acre field currently used for winter wheat production.


IMPROVEMENTS: The internal road and trail systems were recently updated to allow access to all areas of this large ranch. The main road from the front gate is a good gravel road, allowing all weather access into the ranch from the south main gate almost all the way to the north border near Lake Kickapoo. Miles of dirt trails have been graded off the main road to allow access into the pastures and heavily wooded areas of this ranch. Ready to go for cattle operation, this ranch features 3 large pastures with multiple stock ponds in each pasture to run multiple herds or handle rotational grazing. There is a large cattle trap with working pens located in the middle of the ranch and accessible from each pasture. The more than 18 miles of perimeter fences and cross fences are in good to excellent shape, with numerous gates, and mostly cleared. There is an older 30 x 50 hay barn and two steel shipping containers for secure storage. Electricity is available near the SE gate of the ranch.


WATER: Two lakes and several stock ponds scattered throughout the ranch provide watering sources in each of the three main pastures, as well as the central cattle trap. The lakes are approximately 10 acres and 8 acres when full, and are stocked with bass, bluegill, and channel cat.

RECREATION: Recreational opportunities are abundant on this place! The ranch has been very lightly hunted over the past 10 years, with only two bucks taken by the owners young grandsons during that time. A 190 class buck was taken during the prior ownership! In addition to the healthy and lightly hunted whitetail deer population, this ranch has wild hogs, turkey, quail, javelina, and varmints to hunt. The ranch boasts good hunting for migratory birds, including various ducks, sandhill crane, and dove. In addition to the hunting, there is fishing in the two lakes and stock ponds, stocked with bass, bluegill, and catfish. One of the lakes has a recently constructed, covered fishing pier.

INCOME POTENTIAL: The carrying capacity for the ranch is estimated to be approximately 330 pairs or 650 yearlings annually. The current owner runs approximately 300 pairs and the ranch shows no signs of overgrazing. Additional income opportunities exist from leasing to other cattle operators, hunting leases or a large hunting operation. The current owner would consider leasing back the ranch for cattle grazing.

Taxes on the property are $6,500 annually with the current ag exemption in place.

MINERALS:
No minerals are available, and there is minimal oil production activity on this ranch. There are six oil wells and one set of collection tanks on the ranch, it is believed that only two wells are currently producing.
