Property Description

COTTONWOOD CANYON RANCH is an extremely rare all deeded property consisting of 434+/- beautiful contiguous acres of an absolutely spectacular riparian canyon filled with huge stands of saguaros, massive granite boulders, cottonwoods, willows, ironwoods, mesquites, palo verdes, acacia, hackberry, agaves, a seasonal creek and a large waterfall. The ranch is located in Marana, AZ on the northwest side of the Tortolita Mountans, a 30 mile drive north of downtown Tucson. The scenic Tortolita Mountains are a purely beautiful Sonoran Desert mountain range which is home to the Tortolita Mountain Park. There are over 5,600 acres in the preserve and over 30 miles of some of the best hiking trails in the State. The Park is just southeast of the ranch. SELLER MAY ENTERTAIN TRADES. MAKE OFFER.

Access to the ranch is easy off of I-10 at the Marana exit just north of Tucson, and then east for 7 miles on maintained roads to the gate. Development has crept closer in most directions over the years and the popular Ritz-Carlton Dove Mountain Resort is just over the mountain to the south, but the ranch is extremely private and quiet.

The ranch has stunning long views of mountains and close up views of the majestic box canyon. It has very diverse topography, vegetation and wildlife. The property is rugged, but also very useable. There are numerous prime building sites along the gentle slopes and on flat terraces above the canyon. There are also stunning hilltops and sheer rock walls surrounding parts of the canyon. The elevations range from 2,750 to 3,400 feet. That elevation creates a climate that is very comfortable year round. It averages 70 degrees for the high in the winter and it is milder than Tucson for the summer highs and has cool summer evenings in the low 70s. The air is crisp and clean. There is a good trail already on the land from which you can see mule deer, javelina, bobcats, foxes, coyotes, other small game and even a rare gila monster. There is also a plethora of birds and hawks due to the riparian nature of the land.

The Hohokam Indians lived in the Tortolitas in AD 1100 through 1450 and petroglyphs and other artifacts are found in them. They probably settled on the ranch due to the water and riparian areas. Later small bands of Apaches raided through the area. Cottonwood Canyon Ranch is the heart of what was once the largest private ranch in the Tortolita Mountains named The Carpenter Ranch. This was where the actual ranch headquarters were located. There are still some old ranch buildings and several cattle pens, some constructed of concrete on the ranch. There is also an excellent registered well located on the property. The ranch is perfect for a family legacy ranch, a corporate or church retreat, a healing center or a boutique hotel. It also has future development potential by subdividing the property. It has General Rural Zoning in Pinal County.

Cottonwood Canyon Ranch is arguably the most scenic parcel in all of the Tortolita Mountains and across most of the State. Its unrivaled beauty is breathtaking and must be seen to be fully appreciated. Seller may trade. Please call Marty Ryan for a personal tour now. Offered at $5,500,000.00.
