Improvements: The main house to this horse facility is 2,400 sq ft home consisting of 3-bedrooms and 3-baths. This house is constructed of brick and includes a foamed insulated metal roof with a 3-car carport. The sprinkler system keeps the St. Augustine grass lush all summer.
The Show barn is 120 x 80 with insulated cement block construction including twelve 16 x 20 stalls with 20 x 80 runs off each stall. There are 16 alleys, 2 sets of stocks, a 2-story tack room, vet room with bathroom, executive office with a vented /climate controlled safe room, timed lights, fly spray system and fans for each stall. There is a tack room and wash rack with cement draining systems, and 8 covered working pens off the arena. All pastures feed into the alley ways and all alleys lead to the arena. There are two Prefiert horse panel walkers, one 6 horse and one 4 horse walker.
Also, there is a 50 x 50 round pen all under cover with wind screens. There is a 100 x 80 insulated multiple bay and a 40 x 60 hay/commodity shed, an insulated workshop with 3-phase wiring to run heavy equipment, and two 100 x 80 pull through trailer and equipment storage areas with cement drainage systems.
Water: Water is supplied to the entire ranch by two water wells that are 500 ft. deep into Trinity Aquifer. There is 6,000 gallons of storage in each well house. There are 5 stock tanks stocked with Bass, Crappie, Catfish, and Minnows.
