Size: 640 acres ~ Cattle and Hunting Ranch with recently planted 160 acres of B-Dahl Bluestem

Location: The Oswalt Ranch is located in Wilbarger County just north of Vernon, Texas on County Roads 114 West and 97 North, between US Highway 283 and US Highway 287.

Terrain: This well improved, combination livestock and hunting property is an excellent setup for a stocker cattle or cow-calf operation, with just enough excellent cultivation to serve as a winter or summer grazing area for supplemental crops. Some of the previously cultivated fields have recently been put in B-Dahl Bluestem. Recommended by the local NRCS office, this grass will tremendously up the year-round stocking rate as well as reducing the normal input costs of farming all of those acres. The ranch is perimeter fenced and cross-fenced, with separate pastures for rotational grazing. Ponds are located on each side of the B-Dahl Grass fields or fenced off so that grazing is allowed while resting the main middle native pasture. With separately fenced cultivation and B-Dahl fields, a rancher can run cattle in the winter and spring on wheat pasture, or plant hay grazer and cover crops for additional summer grazing. The native pasture along Wildcat Creek is prime hunting for Whitetail deer, Rio Grande turkey, quail, dove, and ducks on the ponds. This pasture offers a variety of heavy mesquite thickets with thick native grasses that flourish in the lower parts, and areas that are more open and clear. The middle area of the native pasture is mostly all lower land and wet weather creek areas. In normal years of rainfall, these hold water year round and add to the number of watering sources for wildlife and cattle. Throughout the native pasture area there are scattered hackberry trees and various other small hardwoods. At one time several acres of older improved grasses were planted in this area. Even with the regrowth of mesquite in this area the improved grasses are still very noticeable and provide excellent grazing.

Improvements: Electricity is located on the south end of the ranch, four year-round ponds that are stocked with fish, two additional pond that are seasonal, two miles of County Road frontage, perimeter steel fences and gates in excellent condition, crossed fenced into three pastures, and traps. A very nice set of steel cattle corrals with load out chute and multiple sorting pens. There is approximately 224 acres in excellent cultivation, 160 acres in B-Dahl Bluestem, and the balance is in native pasture and some older improved grasses.

Wildlife: Whitetail deer, Rio Grande turkey, quail, dove, wild hogs, fishing in the ponds.
