The topography on the ranch varies from rough, broken, very scenic canyons, valleys, and elevated ridges to, gently rolling nearly level country. Elevations on the ranch range from approximately 1,910 feet to 1,680 feet.

There is a solid turf of native grasses that includes Buffalo Grass, Hairy Grama, Texas Winter Grass, Arizona Cottontop, Little Bluestem, Indian Grass, Switch Grass, Side Oats Grama, Vine-mesquite Grass, Plains Bristle Grass, Tobosa and Three-awn, to name a few. There is a scattering to sometimes dense canopy of Mesquite and Ash Juniper throughout the ranch.

The principal source of water on the property is supplied by the King-Cottle Rural Waterline. This waterline runs through the ranch and supplies water to three 10x10 concrete livestock drinking troughs, as well as all structural improvements. Other sources of water include two large earthen ponds, and multiple smaller ponds.

The HET Ranch is very well improved and maintained. The headquarter improvements include the main house, which contains approximately 2,000 sq.ft. and is a very nice, well-kept manufactured home that features four bedrooms, four baths, an open living room with a rock fireplace, kitchen and dining room.

Adjacent to the house is a 40x 60 stained concrete patio that is lighted, and partially covered. The patio features a really nice built-in large circular rock fire pit.

Nearby is a multi-use building that is of metal construction featuring a four-bay garage with electric garage doors, large store room/shop, water storage area with two 3,000-gallon water tanks for reserve water for the house, game processing room with six electric winch hoists, sink and storage cabinets, and a walk-in game cooler.

There is also a nice set of livestock pens on the ranch.

Hunting on the HET Ranch is considered to be outstanding with game species that include dove, quail, turkey, wild hogs, waterfowl and whitetail deer. There has been little to no hunting pressure on the ranch, and the owner feeds the wildlife year-round. The ranch has 7 deer blinds and 8 feeder locations. Each feeder location consists of a feed pen that includes a broadcast corn feeder, free choice turkey feeder, and a free choice deer protein feeder. All blinds and feeders are included with the sale of the ranch.

The ranch is currently leased for livestock grazing by a neighboring rancher who has been a long-term tenant on the property. The ranch is selling with the grazing lease in place. It expires on December 31, 2018. The tenant has the ranch conservatively stocked at only 35 cows, or a cow to 60 acres. The current income from the lease is around $8,400 annually. This lease payment will be pro-rated to the date of closing.
