Improvements: Improvements to the farm include 2 irrigation wells. The 1/4 mile sprinkler is owned by the tenant.
Hunting: The farm has not used been for hunting in the most recent history.
History: Over the years, the farm has been used to primarily grow cotton and wheat.
Minerals: The percentage of owned mineral rights is unknown at this time.
Landscape: The landscape mostly flat and readily available for general farming uses. There is a playa lake on the east side of the property. The soils here within can be are listed with the accompanying percentages with total area of interest equaling 100: Pullman clay loam (PuA) 65.8%; Randall clay (RaA) 11.13%; Estacado clay loam (EcB) 10.7%; Lofton clay loam (LoA) 8.36%; Olton clay loam (OcA) 2.33%; Olton clay loam (OcB) 1.69%.

Zoning/Easements: The property is outside of any municipality so is not zoned. There are no known easements that would affect operation of the farm. It is anticipated all existing easements will be identified by surveyors.

Area: This property is located in the southwest quadrant of Floyd County.
Access: The property can be accessed by FM 378 along the south side of the property.
From Floydada, go south on 62 to FM 37 and go west about 8.5 miles to the property. The south side of the property will be at the top of the S-curve in the road. See property map for reference.
