Location:
This property is 15 miles north of Melstone. From Melstone the access is about half two lane paved road and the about half by Mosby Rd 500 (improved county gravel road). Melstone has a population of about 140 and there is a K-12 school system. Also the property is about 95 miles to the north of Billings.

Property Size:
The department of revenue indicates the ranch contains 1,230.12 + deeded acres. There have been 465 +/- acres tilled of which 390 acres are on the bench and 75 acres are along the river bottoms.Food plots on these lands would enhance the wildlife numbers. The balance of the ranch is native pasture.

Musselshell River:
Both sides of the Musselshell River runs through the property for about a mile providing a source of water for livestock and wildlife. Also there are two reservoirs on the property. The river is also a source of warm water fishing. Owners have diked 20 acres for irrigation and are setting up a side roll sprinkler system for 40 acres. Hunting, Fishing, & Wildlife:
Big Game on the property and nearby include Mule Deer, Whitetail Deer, Antelope and Elk. Upland Game Birds include Wild Turkey, Hungarian Partridge, Sharptail Grouse, and Pheasants. Other wildlife include Prairie Dogs, Doves, Canadian Geese, Various kinds of Ducks, Swans, and Pelicans.

The Musselshell River fishing species include Catfish, Walleye, Big & Small Mouth Bass, and Bullheads. Deer Elk and Lion: Hunting District 530 (west side of River); Deer Elk and Lion Hunting District 701 (east side of River)

Improvements:
The new boundary fencing was completed about 12 years ago. The Musselshell River Ranch is divided into four pastures. There is electricity on the land and there is a 1950 Quonset building (25 x 35).

Climate:
This property is in a 14 inch precipitation zone with about a 115 day growing season. This is a moderate area for snowfall and temperature during the winter months.

Comments:
The subject is conveniently located along an improved county road. The mile of river running through the property is a source of fishing, irrigation, and habitat for the wildlife. Power and a Quonset are located about a mile east of the county road near the river in a very private setting amidst the Cottonwoods.Access to this area which would make a good cabin site is by a private gravel road.There is some flexibility on how a person could run the property with the 465 acres of tilled lands. A combination of beardless winter wheat for forage production, other small grains, alfalfa, tame grasses, and sainfoin would not only be productive but would be a magnet for wildlife.The numbers of Big Game and Upland Birds would increase with these grains and forages.

Owners will sell separately about 400 acres of pasture on the west side of the county road.
