The 9000 acre Pemberton Tract is strategically located on the North Cumberland Plateau near many local and regional hardwood mills and within reasonable haul-time of several chips mills or fiber-accepting plants.The Pemberton Tract consists of approximately 4300 acres in 13-18 year old loblolly pine plantation and approximately 4700 acres in various age classes of upland hardwood stands consisting mostly of eastern red oaks, white oaks, chestnut oaks, scarlet oaks, yellow poplar, hickory, red maple and cherry.A February 2018 hardwood cruise estimated sawtimber volume of 8.3 million board feet and pulpwood volume of 108,000 tons.A March 2018 pine plantation assessment estimated an average of 70 tons of fiber per acre.
Additional components of this asset further make the Pemberton Tract a uniquely attractive investment opportunity. Over 100 oil and gas wells are scattered throughout the 9000 acres, most of which are operational and generate annual royalty income. There are several clubs which generate considerable annual hunting lease income. A recently-installed TVA transmission line crossing 60 acres would generously allow for solar farm construction and potential annual lease income. With miles of road frontage on paved county and state roadways, there is substantial opportunity for future subdivision or development. Last, but not least, Pemberton Tract has been recognized as a candidate for a conservation easement and carbon credit enrollment.
