This property sits along Ocean View Parkway just east of Iwalani Parkway. It has paved road access and power running along the property line. As per the original plat of this subdivision, most all of the lots in Ocean View Estates are one of three rectangular shapes: skinny, medium and wide. Given the tropical climate here, many residents get their water by using rainwater catchment systems. As Hawaii County averages 17 inches of rain each year, this is actually quite common in this region. As you'll see from the photo gallery at the bottom of this page, the neighboring property owner has a very prominant rainwater holding tank in their yard. The Hawaii Department of Health regulates the rules and permitting for such devices and along with local rainwater capture installation businesses would be an excellent resource for researching how this typically works. The lava rock that covers the ground in this region is common and a number of local business specialize in bull dozing and grading these surfaces for new property owners. It should be noted, however, that before you crush lava and level a lot, you'll need a "Grubbing and Grading" permit. As this is a common situation for land owners in this region, the county should give you little resistance in acquiring this.
