Post Hurricane Harvey Update: The Six Mile Creek Ranch weathered Hurricane Harvey remarkably well, not even a shingle blew off the roofs of the main structures! While most of the area was without power the owners remained comfortable with electricity and water in the main home by utilizing the 23KW diesel generator. Surrounding areas were also threatened by rising creeks and storm surge but flooding was never an issue for the Six Mile. The safety, self-reliance and strength of the property stood up to the devastating effects of Harvey. Someone looking for a refuge from almost any storm is sure to find the Six Mile Creek Ranch a safe haven in the storm.

The Six Mile Creek Ranch is 221 acres of prime coastal prairie land with almost a mile of both sides of Six Mile Creek, huge live oak trees, 400+/- pecan tree orchard, a small olive orchard and excellent pastures for grazing or the installation of a commercial olive farm. Conveniently located just outside of Port Lavaca and only a very short distance from the Calhoun County Airport and Lavaca Bay. The property includes an elegant brick 4/4 main home, 1/1 guest home and another 3/2 ranch style home across Six Mile Creek from the main residence. Furthermore, is an old-west style cantina, first class horse stables, large equipment barn, hay barn, a 23KW diesel auxiliary generator ensuring power and water is available 24/7/365, among many other improvements. This is simply a very unique property that reflects the owners almost 40-years of loving stewardship offered at an exceptional price point. If you are looking for great grazing property, live water, huge trees and quality improvements along the Gulf Coast the Six Mile Creek Ranch is your destination.

Also offered as The Six Mile Headquarters Ranch consisting of 28-acres for $899,500. See our Six Mile Creek Headquarters Ranch listing for more information.

With all of its creature comforts and amenities one sometimes forgets that the Six Mile Creek is a working ranch. Currently the owners breed and raise certified Longhorn Cattle for their All Natural Grass Fed Beef, Texas Longhorn Land and Cattle Co. Previous to this, the ranch was a premier equine breeding facility of Iberian horses, known as the pure Spanish horse.

Olive Orchard and Potential Commercial Expansion:

Currently there are approximately 150 olive trees planted in a grid pattern used for personal consumption. The area surrounding Victoria, Texas is becoming the epicenter of the burgeoning Texas Olive Oil industry. Welch Farms has recently completed a commercial press and has planted over 60,000 trees nearby the Six Mile. Additionally, another producer has recently planted a commercial farm less than .05-miles from Six Mile. The land at Six Mile Creek Ranch is ideally suited for a commercial olive operation and with the nearby press the commercial operation is truly a viable opportunity.

Pecan Orchard:

There are approximately 400 pecan trees planted in a grid pattern with varieties of pecans including: Desirable, Cape Fear, Choctaw, Cheyenne, Mohawk, Mahan and Pawnee. Owners note that Pecan production has produced up to 7500 lbs. annually of whole pecans in the past.

The pastures are divided up into the manicured lawn area surrounding the headquarters area, the orchards and separate pastures for grazing. The grazing pastures have some improved grasses along with strong native Costal Bermuda. In 2016, approximately 120 round bales were baled off of the 20-acre Bluestem Gordo hay filed! This was more than enough hay for the cattle through the winter.

There is almost a mile of spring fed Six Mile Creek running through the ranch. This is a beautiful small creek that is normally flowing in all but the driest conditions. There are several natural springs on the ranch that directly feed the creek. Six Mile Creek flows directly into nearby Lavaca Bay.

Domestic water to the headquarters is provided by the Guadalupe-Blanco River Authority (GBRA).

There are 2 water wells and 2 septic tanks at the headquarters. The main water well is drilled to a depth of 260 feet and yields 40+/- gallons per minute. The second is a shallow well with extremely clear water that serves as a backup to the main well. The main well is utilized for landscape and livestock. Water lines extend from the headquarters to the horse stable.
The La Paloma House also has a of 260+/- foot water well and septic system.

There is a large 2-3 acre lake that has traditionally held good bass and is a favorite place for the cattle to water and cool themselves in the summer. Additionally, the lake is a haven for birds, including duck, dove and geese!

Being located in the Coastal Prairies of South Texas wildlife is abundant on the property. Many varieties of animals common to this region of the mid Texas coast are present on the property. Situated in the migratory flyway for 400 species of birds there is an abundance of duck, geese, sand hill crane and various rare and unique migratory and non-migratory songbirds.

Owner believes to own all but 1/8th of the minerals. Any sale of minerals would be negotiated separate from the surface rights. Minerals and associated Executive Rights are not part of the current listing price.

Auxiliary Power:

The Headquarters is resilient to power outages, providing peace of mind that the electricity (including AC, a very important factor during the South Texas summer months) and water is available 24/7/365. Beyond the main home and carriage house the horse barn is also protected from power outages by the extremely reliable Hardy Diesel generator. During Hurricanes Claudette and Harvey commercial power in the area was out for over a week, all the while the owners enjoyed the benefits of having auxiliary power to run the ACs, water pump, lights and other creature comforts of their homes and to meet the needs of their animals. Hardy Diesels are renowned for their reliability and durability, this particular model is capable of producing 23KW/23,000 Watts.
