LOCATION

WATER
The crown jewel of the property is over half a mile of Onion Creek. 550 feet is frontage, and the remaining 2,300 feet is both sides. A dam near the upper end holds water for most of the year. When full, the center is approximately 8 feet deep. Downstream from the dam are several springs. Cottonwood Branch joins Onion Creek at the northeast tip of the property, creating another deep swimming hole that holds water year-round.

LAND
Approximately 75% of the diverse landscape is improved and native pasture, perfect for cultivating hay or grazing livestock. The large eastern pasture has been terraced to reduce erosion. The remaining acreage consists of oak-juniper woodland and riparian corridors lush with a wide variety of plant life. Trees include Ashe juniper, pecan, live oak, Spanish oak, shin oak, sycamore, elm, hackberry, walnut, and black cherry. Shrubs consist of agarita, Texas persimmon, American beautyberry, and many large Mustang grapevines draped from the trees. Grasses include King Ranch bluestem, buffalograss, blue grama, threeawn, one-seed croton, cedar sedge, big muhly, and a mix of wildflowers in the spring.

With 80 feet of elevation change, the southern hilltop provides sweeping views of the Hill Country. A cleared area provides space to build an observation deck or cabin.

Much of the creekbanks are within the floodplain, however, FEMA maps are not completely accurate. Please see the attached flood map for the historically observed flood areas.

The property is part of a ~75-acre tract. The sellers are keeping 15 acres running along Loop 165, and selling the remaining ~60 acres. A new survey will be required. A 30 foot wide strip of land included in the sale will give direct access to Loop 165.

IMPROVEMENTS / UTILITIES
A concrete dam and patio located near the upper end of the creek were constructed in the late 1980s.

A treehouse by the dam was built in the mid 2000s and used as a hunting blind and cabin.

A water well in a small shed is located at the northeast tip of the property. The well was formerly pumped to the house at the road, but has not been used in about 15 years and the condition is unknown. Historically, this well would run dry in the heat of the summer, but it could still possibly be used for most of the year. The water quality was good and drinkable. A drilling company could test the depth, GPM, and quality.

There is an electric meter at the well provided by Pedernales Electric.

An easement road runs along the southern border, allowing two landowners access to their properties. Only one owner lives there full time, so traffic is minimal. The new owners will have access to this easement road from Loop 165, which has an automatic gate and crosses the creek over a dam.

The entire 75-acre property is perimeter fenced but will need additional fencing to enclose the 60 acres if desired (the neighboring sellers graze 2 horses on the property). The southern border is high fenced for exotic game, while the remainder is low barbed wire and mesh.
